The MCND#1 owns over 300 acres of near shoreline property that is included in the area designated as a Foreign Trade Zone (FTZ), or commercial center. This designation offers major benefits for the developers of commercial enterprises. Port expansion projects could include a welding repair shop; a diesel engine repair shop; a computer, electronics, and navigation equipment repair shop; and a seafood processing plant.  Since the Port fleet uses an average of 1,500,000 gallons of diesel fuel each month, a central storage facility could be beneficial.

•  The Commercial Center is conveniently located just west of the Port and the City and is ready for development. This 100-acre site is adjacent to the MCND#1 Administration Building


Prime shoreline property is available in several areas of the Port of Palacios and are ready for development in the following areas:


•  The Matagorda County Navigation District No. One (MCND#1) hereby offers the property at the south end of 11th Street on the Port of Palacios for proposals by interested developers.  The property is a land area of approximately 12,462 square feet and 260 feet of bulkhead dock.

   The desired development for this property is a marine/restaurant for pleasure boats that will offer food, soda, beer, ice, fishing supplies, etc. for sale to boaters, fishermen, tourists and their family members.  The sale of fishing bait for boats is desirable.  A covered area at ground level and an elevated area for customers are desirable.  All construction must comply with applicable building codes.

    The MCND#1 offers a long term lease with favorable terms that will be commensurate with the level of investment that is proposed for the project.      Interested parties should submit their proposals to the Port Administration office at 1602 Main Street, Palacios, Texas 77465.  The MCND#1 reserves the right to reject any and all proposals and to accept the proposal which is deemed to be most economic for the Port.


•  Some acceptable projects for the South Bay Marina include: a waterfront restaurant, a hotel/motel complex, a condominium housing complex, and a pleasure boat marina.



•  More educational facilities and student amenities are needed at the Texas State Marine Education Center, location of Palacios Independent School and Texas State Technical Center educational facilities

•  The Brookings Development is perfectly sited for recreational and tourist activities. It is located along SH35 just north of Palacios and covers 24.2 acres of near shoreline property. A Boat channel surrounds most of the property and connects the property with Tres Palacios Bay.  This is a good location for the development of a condominium complex, RV park, convenience store or birding center.
